When Buyers Have Choices Presentation Matters

There’s a reason I still care about staging, 

even when a home already shows well.

 

When buyers have more options, they tend to look at homes more critically. And sometimes the smallest things can affect how they see a property.

 

A room that feels too crowded can look smaller than it actually is. An awkward layout can leave buyers wondering what they’d do with the space. Too much furniture, too many personal items, or even the wrong furniture placement can distract from what’s actually great about the home.

It’s not about making your house look like a furniture showroom.

It’s about making it easier for buyers to see the space, understand how it functions, and picture themselves living there.

 

And this is never about taking anything personally. 

 

Even the most beautifully designed homes look different when we’re living in them than when we’re preparing them to sell. The goal is simply to make your home appeal to as many buyers as possible.

 

Sometimes that takes a little honest input, but it’s never meant to offend. And most of the time, we can use what you already have—rearranging, editing, and adding just a few accessories to create warmth and interest.


And that starts before they ever walk through the front door. Buyers are usually seeing your home online first, alongside a lot of other listings. The way a home photographs can absolutely influence whether someone decides to schedule a showing or keeps scrolling.


 

Often times we can work with what you already have. 


We might rearrange a room, remove a few pieces, simplify what’s on the counters, or focus our attention on the rooms that are going to matter most.


And sometimes, I’ll tell you not to spend the money at all.

 

That’s why I like having this conversation before photos and before the house hits the market.
