Here's what sellers should expect

If you’re thinking about selling, there’s something I want you to be prepared for:
Buyers are asking for more right now.
Not necessarily because something is wrong with your home, but because buyers have more negotiating power and in most cases have for a while now.
And I’m seeing it firsthand.

Recently, buyer requests have ranged from the big-ticket items you’d expect, roof repairs and pool resurfacing, to surprisingly small things like weather stripping.
That doesn’t mean sellers need to agree to everything.
But it does mean we want to go into the process expecting that buyers will ask for repairs or a credit.
The goal is to look at the entire deal and decide what’s worth negotiating, what’s worth pushing back on, and what gets us to the closing table with the best possible outcome.

I’d rather look at your specific home before you start spending money on repairs you think a buyer might care about.
Some updates may help your home show better or prevent an issue during inspection. Others may not give you enough return to make them worthwhile.
The strategy should be specific to your home, your price point, and what buyers are doing in your part of the market.

The terms, inspection period, repair negotiations, concessions, and final numbers all matter.
That’s why having someone in your corner who knows when to negotiate and when to hold the line is especially important in a market like this.
The goal isn’t to say yes to everything, it’s knowing what’s worth negotiating and what’s worth standing firm on.
